Our service includes initial inspection of property, advice on market rent and compliance with ever changing legislation. On instruction we advertise rental property locally and on the OnTheMarket portal. We run all the necessary checks on prospective tenants and keep Landlords informed at every step and notify you of any concerns before an agreement is made. Only when you are completely satisfied we will draft a tenancy agreement and lodge the deposit with the Deposit Protection Service.
Please note that we do not fully manage your property following commencement of the tenancy, nor do we collect rents on your behalf but we will liaise between you and the tenant at the rent review or new tenancy agreement stage and will always be happy to assist should any issues arise during the period of the tenancy.
At the end of the tenancy we arrange deposit return, again liaising between landlord and tenant where necessary.
If you do require a maintenance service, we have an associate who is able to help on an as and when (as opposed to contractual) basis.
Landlord Initial Registration:
Landlord identification check, property inspection, draft of property details, property advertising, first tenant/right to rent check: £100+VAT (£120.00)
Tenant Finding Fee:
Once a suitable tenant has been found 7% for the term of the agreed tenancy, e.g., on a 12 month tenancy: rent charged £750 per calendar month x 12 x 7% = £630 +VAT (£756.00) - Subject to a minimum charge of £325 +VAT.
Tenancy Agreement draft to include individual terms and conditions £100+VAT £120.00.
Other optional fees to the Landlord may apply and these are detailed in our Landlord Brochure.
Tenants are no longer required to contribute towards the draft of the Tenancy Agreement although other fees may apply to them, Please contact us for further details.

Details will then be e-mailed, or posted, to all potential buyers. We will also contact “hot” buyers by phone. We advertise all our properties on Rightmove and OnTheMarket throughout the UK.
We accompany prospective buyers on viewings and provide you with feedback. We will then negotiate on your behalf to achieve the best price. Once a sale is agreed upon, our team keep the transaction on track, liaising between the various parties. This enables your sale to be completed as swiftly and smoothly as possible.
